HQ53 is a Class A office development. M&H partnered with Cawley Partners for the development, lease up and sale of this 5 story 250,000 sq.ft. office building and 4 level parking garage. HQ53 is located in Plano, Texas, in the Legacy Office Park. Numerous corporate relocations, including Toyota, J.P. Morgan and Liberty Mutual, have made this submarket the business epicenter of the Dallas/Ft. Worth Metroplex. Originally, Aimbridge Hospitality, the largest third party hotel operator in North America, pre-leased 75,000 sq.ft.
Through a series of transactions, Cawley Partners sub-leased the Aimbridge corporate headquarters. This allowed the expansion of the Aimbridge lease to full building occupancy and the addition of a 50,000 sq.ft. fifth floor (original size was 200,000 sq.ft.). With a 13 year lease to a high credit tenant, the development was attractive to the institutional market. The development was sold to an institutional buyer.
